Do you Require an Asbestos Refurbishment or Demolition Survey?
A refurbishment or demolition survey is required before any refurbishment or demolition work is carried out. This types of survey is used to locate, as far as reasonably practicable, all asbestos containing materials in the area where the refurbishment work will take place or in the whole building depending on your scope of works. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach.
The Survey is a legal requirement prior to your contractor carrying out the following works, but not limited:
- Refurbishment of one room.
- Refurbishment of a dwelling, commercial property and residential where your contractor may come into contact with asbestos (buildings built pre 2000)
- Renovation works to any part of your property.
- Demolition of part or whole of your property including domestic dwellings and commercial/industrial premises.
- Mechanical and Electrical Installations and Maintenance of any systems, where the existing building may be disturbed as part of the inspections/routine maintenance.
- Structural Surveys where the structural surveyor may need to open up areas of the building.
- Prior to other contractors entering the building i.e. dry rot, timber surveys etc, where your contractor can come into contact with asbestos containing materials.
Do you need an Asbestos Management Survey?
The legislation that sets the rules for asbestos and asbestos surveys is the Control of Asbestos Regulations (CAR) 2012. Contained in section 4 of the regulations, is the duty to manage. This is directed at those who manage non-domestic properties, built before 2000. These people are responsible for protecting others from the risk of asbestos exposure. They need to protect employees and people who use the premises in other ways.

Should you be carrying out any Refurbishment Works on your Domestic Property, then there is a requirement that you have a fully intrusive Asbestos Refurbishment Survey carried out to all areas where your Contractor is carrying out their work. This is to protect both the homeowner, contractor and visitors to the site.
The duty also covers ‘common’ areas of some domestic buildings i.e. common parts to flats, HMO’s and properties where shared access points are used:
