What Is Included in Your Asbestos Test?
Our asbestos testing service gives you a laboratory result together with the information needed to understand it. Before booking, we agree which materials will be sampled, the cost and the expected turnaround.
A Professional Sampling Visit
We discuss your concerns and any planned works, inspect the agreed materials and take representative samples where safe access is available. Controlled sampling methods help minimise disturbance, and sample points are sealed as appropriate. Each sample is recorded against its location so the findings can be matched to the material tested.
Independent UKAS-Accredited Laboratory Analysis
Samples are securely packaged and submitted to an independent UKAS-accredited laboratory. Analysis establishes whether asbestos is present in the submitted sample and identifies the asbestos type where detected.
Your Results and Practical Next Steps
You receive the laboratory analysis certificate, with clear information identifying the sampled materials and locations. We explain the findings and advise on appropriate next steps, which may include leaving a material undisturbed, monitoring its condition, further investigation or arranging suitable remedial works.
Advice on Whether Further Investigation Is Needed
A sample result applies to the material tested; it does not confirm that the whole property is asbestos-free. If your concerns extend to several areas or your planned works could disturb hidden materials, we will explain whether a management, refurbishment or demolition survey is more appropriate.
ASBESTOS TESTING CASE STUDIES IN GREATER MANCHESTER
We are committed to raising standards in Greater Manchsester within the asbestos surveys, testing and inspection sector.
Situations Where Asbestos Testing Is Commonly Required in Manchester
- Â A homebuyer or building survey has highlighted a material that may contain asbestos like roofing felt or paper.
- Â Textured coatings to ceilings or walls need confirmation before decoration or renovation
- Â Garage roofs, floor tiles, soffits, insulation boards, or similar materials are present in an older property
- Â Previously hidden materials are uncovered during refurbishment or strip-out works
- Â Reassurance is needed before drilling, cutting, sanding, or otherwise disturbing a surface
- Targeted testing and sampling to one specific location of concern for homeowners and new homebuyers where the estate agent or building surveyor has raised concerns.
If you are unsure, testing at an early stage is usually the safest and most cost-effective approach, helping you avoid delays, unexpected costs, or potential exposure later in the project. A cost effective option is to also consider asbestos encapsulation where the material is in good condition and does not pose a current risk.

When do you need an asbestos test?
If you have found a material that you suspect contains asbestos, targeted testing can give you a clear answer before you disturb it. Knight Specialist Services visits homes and workplaces across Stockport, Manchester and Greater Manchester to collect samples for analysis by an independent UKAS-accredited laboratory.
A one-off asbestos test is useful when you need to check a specific material, such as a textured ceiling, floor tile, soffit or board. If you are buying a property and want to understand asbestos across the building, a homebuyer asbestos survey may be more useful. For planned alterations or renovation, ask us about a refurbishment asbestos survey so the areas affected by the work can be properly inspected.
Please leave the material undisturbed. Send us your property location and a brief description of the work you’re planning. We’ll advise whether targeted sampling or a wider survey is the right next step.
Asbestos Testing Service – What is Asbestos?
Asbestos is a naturally occurring mineral known for its heat resistance and insulating properties, commonly used in construction materials, particularly in insulation, floor tiles, and asbestos cement.
Despite its effectiveness, the inhalation of asbestos can lead to serious health issues.
Asbestos Exposure is regarded as the single greatest cause of work-related deaths in the UK.
As long as Asbestos is not disturbed or damaged then it does not pose an immediate risk if the material is managed correctly in a building.
The 3 main types of asbestos that are identified within sample analysis which include;-
 Chrysotile, Amosite and Crocidolite.
Some studies have suggested that exposure to amphibole asbestos causes severe autoimmune conditions in addition to cancer and respiratory conditions.
Amosite and crocidolite are the most well known amphibole asbestos which are identified during an asbestos test and analysis. However, anthophyllite, tremolite and actinolite are considered non commercial forms.
Serpentine asbestos has curly like fibres, which are made up of sheets of crystals. The single type of asbestos serpentine material , ‘chrysotile’, has accounted for over than 95% of all asbestos used around the globe.

Frequently asked questions
Can you tell whether a material contains asbestos just by looking at it?
No. An experienced surveyor can recognise materials that may contain asbestos, but appearance alone cannot confirm it. We take a representative sample and send it to an independent UKAS-accredited laboratory for analysis
What happens during an asbestos sampling visit?
We discuss the material and why you need it tested, inspect the agreed location and, where it is safe and accessible to do so, take a controlled sample for laboratory analysis. We can then explain what the result means for that material and your planned work. A sample result applies to the material sampled; it does not clear the rest of the property of asbestos.
Why choose Knight Specialist Services for asbestos testing?
There is more to a useful result than collecting a piece of material. The person taking the sample needs to recognise different asbestos products, choose a representative sampling point and understand when a single test will not answer the client’s wider question. Knight Specialist Services is led by Mike Knight, a BOHS P402-qualified surveyor with over 28 years in the asbestos industry, including 14 years as a senior asbestos surveyor. His experience is available when you need advice on the findings or the appropriate next step. Laboratory analysis is carried out independently by a UKAS-accredited laboratory
Is one asbestos test enough before refurbishment?
It may be enough if your question concerns one identified material. If you plan to remove a wall, replace a kitchen, open a ceiling or carry out other work that could disturb hidden materials, a test of one visible product may leave important areas unchecked. Tell us what work is planned and we can advise whether targeted sampling or a refurbishment asbestos survey is appropriate.
Should I book testing or a full asbestos survey when buying a property?
If you need an answer about a particular material highlighted during a viewing or building survey, targeted sampling may be suitable. If you want a wider picture of suspected asbestos throughout the property, ask about a homebuyer asbestos survey. We can discuss what you need to know before you commit to the purchase.
Can I take an asbestos sample myself?
We recommend leaving suspected materials undisturbed. Breaking or scraping them can release fibres, and a poorly chosen sample may not represent the material you need checked. Send us photographs, your postcode and details of any planned work, and we’ll advise on the next step
Speak to us about any asbestos related queries. We have helped many satisfied customers nationwide comply successfully with necessary Asbestos legislation.
